Project Background
The Prospect Heights Care Center lies at the heart of suburban Bergen county in Hackensack, NJ. As a 24-hour elder care facility, it is in operation around the clock.

We were approached by Omar Morales and Darius Banasik, engineers at the Franklin Universal Building Corp with a unique wish-list of performance goals for the parking garage and utility stairwells.

The Challenge
Traditionally, we are challenged with providing savings while improving light levels. The opposite was true here. The garage had three times the ASHRAE suggested lighting levels! Maintenance was an issue as well, as the HPS, and fluorescents carry a 20,000 hour life span under perfect conditions, but proved unreliable in this application requiring frequent change-outs. So we set out to meet an uncommon set of criteria and save them money.
Our Solution
We chose to retrofit the (57)150w HPS fixtures with RL40w Induction lamps, and replace the (131) 70w T8 Fluorescent drive-lane fixtures with (49) 70w G3 Induction fixtures. The stairwells received a retrofit of existing 70w T8 fixtures to an SL 40w Induction lamp with motion sensors for more savings.
The Benefits
ASHRAE standards call for 1w of lighting power per square foot of floor area in a parking garage. Previously there were 3w per square foot in this garage! Eco Lighting USA was able to deliver light levels 30% in excess of the required levels while reducing consumption to the tune of over 70%. The drive-lane alone on each level was reduced from a 1900watt load to a 490 watt load! The images below speak for themselves.

Instead of constantly changing out fluorescent tubes, and HPS lamps, the Induction technology used in this facility has an expected service life of about 12 years at 24/7 usage.

The uniqueness of this situation really demonstrates the benefits of clear thinking. While it seems easy to offer a cookie-cutter solution, we were able to accomplish so much more here. A $3,000 monthly utility savings to be exact. The rapid decay of HID and fluorescent lamps make them unusable after about 5-10,000 hours, even though they are still on. Additionally, the old-fashioned filaments present in those technologies render their service life estimates unpredictable at best.
